I am not an expert in all phases of land development, but if you ask a specific question I promise to do my best to answer it, or find someone who can.

on an avrage what will a developer make as a percentage of the whole construction cost

As much as they can get!!

Actually that is tough question because how much the developer actually makes can vary greatly depending on how the deal is structured.

My best answer is this.

Most developers look to at least double their cash investment as a minimum.

And they look for the project as a whole to return 30% or more. (This gives some buffer if the project has some unforseen costs or market changes.)

I am confident many developers will read this and completely disagree with me, but that is my guess at the average.

Hi i am property developer from india ,your site is very useful and simple i need a personal help from you i have went through your video but currently my company is having large chunks of land banks with development possibilty of millions of sqft with clear title and clearly zoned according to city master plan since we brought this sites land rates have appreciated to 1000 times of its original value now i want to develop this land parcels for affordable housing since i can sell the property in this difficult market for 30% less than my competitors and with better construction quality we have good experience in plotting but we dont have much experience in property development and construction but we have resources so please let me know can you please can you let me know step by step how should i proceed starting from what are the essential departments i need to create in my organisation and what are the essential people or team or designation i need to recruit people for long term and what also i want to know since i have the land parcel and strategic location already with clear zoning how should i approach development process for this land banks and at what stage i should approach investor for development finance so please let me know how can you help me sir……..
